Frequently Asked Questions

Common questions about garden rooms in Surrey.

Do I need planning permission for a garden room?

Most garden rooms fall under Permitted Development and do not require planning permission, provided they are single-storey, do not exceed 2.5 m in height within 2 m of a boundary, and do not cover more than 50% of the garden area. We will confirm what applies to your plot before starting.

Are garden rooms usable all year round?

Yes, our garden rooms are fully insulated with high-performance walls, roof, and floor, plus double or triple glazing. We include efficient electric heating as standard so the space is warm in winter and stays cool in summer.

Can a garden room have electricity and plumbing?

Electricity is standard in all our garden rooms, with consumer unit, sockets, lighting, and any required data points. Plumbing for a WC, kitchenette, or outdoor sink can be added. We include a groundwork trench for services as part of the build.

How long does a garden room take to build?

A typical garden room takes 3–6 weeks from groundworks to completion. Larger or more complex structures with bespoke glazing or plumbing take longer. We agree a programme with you before work begins.

What's the difference between a garden room and a shed?

A garden room is a permanent, insulated, fully finished structure built to the same standards as your home, with real flooring, plastered walls, double glazing, and electrics. A shed is an uninsulated storage structure. Our garden rooms are genuinely usable living and working spaces.
